Thang Long Industrial Park Thanh Hoa (TLIP4)
Sumitomo Group has been established in 1919 with 35 years of Excellence – No. 1 in the Field. We have been successfully operating 10 industrial parks in 06 countries, with the total area about 3,000 ha, attracting 640 sub-investors and creating the stable work for about 250,000 workers.
In Vietnam, we own four industrial parks, including: Thang Long Industrial Park (TLIP), Thang Long Industrial Park II (TLIPII), Thang Long Industrial Park (Vinh Phuc) (TLIPIII), and Thang Long Industrial Park Thanh Hoa (TLIP4). Thang Long Industrial Park Thanh Hoa (TLIP4) is located in Dong Yen Commune and Dong Quang Ward, Thanh Hoa Province, Vietnam. TLIP4 was established in May 2025 based on the experiences that we have gained though the operation of TLIP, TLIPII, and TLIPIII.

Location
- TLIP4 is strategically located approximately 150 km from the center of Hanoi, offering excellent accessibility and connectivity.
- With the completion of the expressway in 2024, travel time from Hanoi has been significantly reduced from 4 hours to about 2.5 hours, dramatically enhancing its logistical advantage.
- The Ninh Binh – Hai Phong Highway, scheduled for completion in 2028, will strengthen regional connectivity by enabling access to Hai Phong Port within approximately 3 hours.
- The surrounding area provides a well-established living environment, including a wide range of international dining options such as Japanese, Korean, and Chinese restaurants, as well as supermarkets, golf courses, and Sam Son Beach. - Designed capacity: 7,000 m3/day
Flood Control System

- Being designed based on 200-year flood probability with external flood protection, (perimeter dyke) and internal protection (regulating canals, water pumps and retention pond)
- The internal rainwater drainage system is built comprehensively (regulating canals, regulating lakes, surface water collection systems from internal roads and plots, drainage pumping stations) to ensure flood control and prevent damage to tenants.
- The ground leveling elevation within the plots is +3.70m, and the embankment surrounding the industrial park is at an elevation of +5.00m.
- Storage pumping station: 4 pumps with a capacity of 3.5 m³/s = 14 m³/s.
Maintenance
Infrastructure
- Annual maintenance and periodic major repairs are mandatory for 50-year use (land use right period=50 years)
- Infrastructure systems are inspected and repaired annually to meet tenant’s needs.
- Green area systems are fully planned, planted, and maintained, ensuring the industrial park's landscape. Regular care and maintenance help trees grow steadily. Greenery contributes to reducing dust and noise and improving the microclimate in the area, thereby creating a friendly and sustainable working environment.
